YAH CHUCKSTER. You tell em buddy. People tell us we are nuts to pay 300 bucks a month in dues (essentially condo fees without the condo). The first 5 free rounds of golf covers that not to mention water, sewer, cable, wifi, security, tennis, swimming, fitness centre, incredible sceenery, beautiful clubhouses, long time neighbours and of course for those of us that need that home base crutch etc etc. We live on a budget (like lots of full timers) and this pretty much covers everything we need. If we had to pay for all the facilitys we use here AND stay at a campground it would cost us an arm and a leg...like probably 2000 per month plus. When you hit the road you rent it out and the income covers the campground costs on the road. We don't have a 10 year rule at this Outdoor Resorts but we do have a 15 year rule. Many seem to think only those with lots of bucks buy in these places. In actual fact we find it is often those who are budget minded that have a long term strategy that frequent the ownership parks. Works for us.
I've never been to an Outdoor Resorts that didn't have a bunch of 20 year old conversions in them. If they are well looked after they are always allowed in. Although this one (Outdoor Resort Palm Springs) isn't an A class only resort there are a couple of smaller ones down in Indio and they are also very nice with very good amenities. The newest one in Indio is amazing but a little out of our budget...okay a lot but it's a heck of a place with some pretty amazing lots. Their dues are around the 700 per month which wouldn't work for us.

RE: Factory Visit - Report #1

We had a technical tour of the Northwood Plant about a month ago. Things were operating per normal and they had just taken significant orders for various rigs. It is alive and well with orders on the board. A significant portion of their product is sold into Canada which has seen less of a downturn than the US market. RV sales this summer at our local dealer were healthy but off a little from last year.

All I have to say is WOW!!!!
If I would have known I was going to stir up this much, I would have never posted the information. Just a FYI, my family is typically a State Park/KOA campers. To note we have stayed in Townsend at the Little River Village Campground for 4 years now. I ran upon this Motorcoach park last Sunday - 2 days prior to leaving for Tennessee. So we thought we would try something different. I will admit the $75.00 is a little on the high side, but in reference to the amount of money I have spent in my rig and the tow vehicle it is ill relevant . This facility was only $20.00 more per night than the KOA.
I didn't mean to cause a war with RV'ers. I never dreamed that I would start a pet war. Although I will have to admit, it has been a eye opener to me reading the post's.
And just because we like the place so much, we have reserved the same site for July 4th week 2009, and Thanksgiving 2009.
If you want to purchase one of the lots, they start at $135k and go up to $165k.

Don,t sweat it. Those who like upscale campgrounds on this forum tend to get labeled as snobs and the campgrounds themselves as snobish. One of those things.

The freaky thing is fuel used to be cheaper in ehrenberg than Palm Springs. Now it is about the same and sometimes cheaper. It was 1.83 for reg at flying J and Arco today in Palm Springs.
By the way Walmart gave up trying to put a Walmart in Blythe this past summer. Too much opposition from the townsfolk. We own an RV lot there and the general feeling seems to be is that it would take down the mainstreet businesses.

I'm also curious about the little house on each site....what is its purpose?
Outhouse!! :B After all it is the Tennese hills! :S Sorry couldn't resist! If it is like the Motorhome Resort near Palm Springs then the buildings belong to the lot owner and are not availble to renters.
At PS location at least, don't remember rules for LV, the patio equipment etc wasn't for renter's use either.
Actually it's kind of up to the lot owner if they want to allow use of the patio equipment, tables, chairs, Barbecue, Golf cart. We let the renters use anything except the golf cart. If we rent privately we'll even let them use the golf cart if we have met and trust them. If they enjoy their stay they tend to stay longer which of course brings better revenue for the lot owner. Re the one in Vegas, the last time we were on a site there we were able to use the table and chairs but the outdoor kitchen was off limits.

It looks like a nice newer resort. The pet thing will probabably change as low rental rates may change the mind of management. Is it an ownership park?. The class A thing will probably be fine as there seems to be a market for them. Outdoor Resorts has developed a few that seem to do allright. Kinda nice actually as there is always a high enough vacancy rate that you never have to worry about reservations at most of them. The one in Vegas is always a ghost town. Nice though.
RV lots still seem to be selling and the price doesn't seem to have dropped a lot although sales and prices are down from last year here at Outdoor Resorts Palm Springs. I would say it is 90 to 95 percent full right now out of 1200 sites. Hard to tell from your pictures on the vacancy there but I get the impression that it's not exactly in the snowbird zone there. The little log out buildings are a nice touch. Do they have a washer/dryer in them??

We decided to look a little closer at how many pull trailers we in the resort. Although we didn't add them up there seem to be more this year than previous years. However it is the thanksgiving weekend and there seem to be lots of younger families visiting right now. There are 1217 sites in the park and I estimate there are about 30 or so trailers here right now. The park is about 90 percent full. This is in Outdoor Resorts Palm Springs. Unless they are filled with helium they have weight to them and will show up on the scales weight...which of course is subtracted from the GVWR when figuring out CCC.

We see travel trailers in Various Snowbird hangouts in Southern California and Arizona. I would say the most popular rig would be fifth wheels followed by motorhomes and then trailers. There are a dozen or so here in Outdoor Resorts Palm Springs. I can't see why they wouldn't do you just fine in a snowbird situation. We saw lots of snowbirds in Mexico (Baja) with travel trailers. Whatever floats your boat.

Thanks Mike. Your a wealth of info, We'll let it cure for a bit. Actually it will be after our trip to Mexico before I get a chance to get back at it. We are off to Mexico for a few months of exploring in our little rig. If all goes well we should be back around end february...and hopefully a few pounds heavier. :) Our mission is the same as always, sample as many taco stands as we can without exploding.

It may be different in the states. In Canada (and certainly BC) if your GVWR is 20,000 pounds you are expected to stay within that weight. Not GVWR plus the weight of your tires and rims. If you don't think anyone cares drive from Alberta to BC with a truck camper on a 3/4 ton truck. You may or may not be checked with their little portable scales but if you are and you are overweight you don't have to worry about getting a fine. They will however make you unload the camper....right there...now.

I guess we'll just agree to disagree. The rig with larger rims and tires will weigh more. The CCC is determined by GVWR minus net weight, therefor the CCC has to be less wether the added weight is sprung or not. GVWR is not determined by any one component but a combination of many including breaks. If you were at your max before (lets say 20,000 lbs) and you added 400 pounds through bigger rims and tires you are now 400 pounds over the GVWR

Thanks for the reply skycop. In this case it is bordered by different colours on either side so I don't have to blend it in. There is also no orange peal so I'll probably leave it. Do you have any comments on the number of clear coats? Also how long would you suggest before waxing as the can doesn't mention that. I can't help but feel this was too easy. Is there a draw back to this method, lifespan etc.
Also to Buss Skipper, what is a good method wet sanding, sand paper grit etc.

It really depends if the body work can take the larger diameter tire with axle travel and turning clearance. The body is usually designed for the chassis it sits on. You also will need to get the speedo re calibrated for the tire change. Also, there usually is a difference in the axle ratio on a chassis that offers 19.5 or the 22.5 option.
The larger tires should not affect CCC as it is unsprung weight.
Good evening Mike. I respectfully disagree with you on the CCC. When figuring out CCC do you not weigh the rig at a scale and then subtract that from your GVWR?. Would the rig with the large tires and rims not weigh more and therefore the CCC be less?

Is sanding required after clearcoat application

I did a repair job on a rig and it turned out VERY nice. Using over the counter automotive spray paint and clear coat I sprayed 3 coats of paint and 3 coats of clear coat. I am amazed at the final product. Very smooth, deep and shiny (colour is black). Actually deeper and nicer than adjacent original. After following instructions I found on the internet it also mentions that after 48 hours I should resand and use a cut polish to finish it off. Really folks, I'm afraid to touch it other than a coat of wax or two in a couple weeks. Any body have any experience in this area.
Also a looky loo walking by mentioned I should have put on 4 or 5 coats of clear coat.

If you increase tire/rim size you will lose cargo carrying capacity. Two motorhomes on same chassis, one with 19.5 and the other with 22.5, the rig with the 22.5's will have lowew CCC. This is the same with the W20 workhorse chassis. It was available with 22.5s but you sacrificed CCC with the bigger rims. The math is simple. Same GVWR minus net weight = CCC. The rig with the bigger tires and rims weighs more therefore less CCC lect over.

Easy answer. Yes. Not the most optimum set up but the bottom line is this. The output current being fed to the controller will be the sum of the currents. The different solar panels will have different closed circuit voltage outputs but without getting into a loading discussion the bottom line is overall there will be an addition of currents at the tie point.
